ALL that certain plot. piece or parcel of land. with the buildings and improvements thereon erected, situate, lying and being at
Southold, in the Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at the southwesterly comer of the premises hereinafter described as the southeasterly comer of
land now or formerly of Koster;
RUNNING THENCE North 09 degrees 10 minutes 40 seconds West along land now or formerly of Koster
222.77 feet to Jockey Creek;
THENCE Easterly along Jockey Creek the following two courses and distances:
1. North 88 degrees 01 minutes 27 seconds East 48.52 feet;
2. North 63 degrees 39 minutes 09 seconds East 64.70 feet to land now or formerly of Mudd;
THENCE South 09 degrees i0 minutes 40 seconds East along the last mentioned land 238.98 feet to land now
or formerly of Mountain;
TllENCE South 82 degrees 29 minutes 10 seconds West along the last mentioned land 110.00 feet to the point
or place of BEGINNING.
SUBJECT however to the rights of way heretofore granted.
TOGETHER with the right to the use (in common'with others) of a 20 foot right of way the center line of which
right of way extends along the southerly line of the premises and which right of way continues in an easterly
direction a distance of 40 feet to the easterly line thereof and then extends southerly a distance of 195.08 feet to
Pine Neck Road for the purpose of ingress and egress to and from thc premises and Pine Neck Road.
BEING AND INTENDED TO BE THE same premises conveyed to the grantor herein by deed dated October
15, 1997 and recorded in the Suflblk County Clerk's Office on December 31, 1997 in
Liber 11870 cp. 524.

described premises to the center lines thereof; TOGETHER with the appurtenances and all thc estate and rights of the party of thc first

AND thc party of the first part covenants that the party of the first part has not done or suffercd anything whereby the said premises have

AND thc party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply thc same first to thc payment of thc cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
