ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beingiprtbA at Fleet's Neck,- near Cutchogue, Town of Southold, County of
Suffolk and State of New York, known as Lots 15 & 16 on a certain map
entitled, "M.S. Hand" and filed in the Office of the Clerk of the
County of Suffolk on September 18, 1930 as Map No. 730, which said
Lots when taken together are more particularly bounded and described
according to said map as follows:
13EGINNING at a point on the easterly side of Stillwater Avenue where
the division line between Lots 16 & 17 as shown on said map intersects
the easterly side of Stillwater Avenue;
Tax Map RUNNING THENCE along said division line North 57 degrees 38 minutes
Designation 50 seconds East 360 feet to the Ordinary High Water Mark of Eugene's
Creek;
Dist. RUNNING THENCE on a tie line course and distance of South 39 degrees
1000 21 minutes 30 seconds East 101.25 feet to the division line between
_Lots 14 & 15 as shown on said map
See. RUNNING THENCE along the division line between lots 14 & 15 as shown
137.00 on said map South 59 degrees 29 minutes 10 seconds West 359 feet to
the easterly side of Stillwater Avenue;
Blk. RUNNING THENCE along the easterly side of Stillwater Avenue North 41
01..00 degrees 00 minutes 00 seconds West 90.00 feet to the point of
BEGINNING.
Lot(s) BEING AND INTENDED to be the same premsises as conveyed to the grantor:
herein by deed dated December 11, 1990 and recorded December 20, 1990
005.001 in Liber 11193 Page 320.
TOGETHER with all right, title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party'of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
