WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
(aid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVEANDTO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre So requires.

DEED FROM CARL E. STELZER AND FRANCES STELZER

PARCEL 1
ALL that certain piece or parcel of land with the buildings and
improvements thereon, situate, lying and being in Mattituck, Town
of Southold, County of Suffolk and State of New York, and more
particularly described as; follows:
"BEGINNING at a point on the westerly line of Mary's Road, which _
point lies northerly along the westerly line of Mary's Road, a
distance of 350. 06 feet; running thence in a westerly direction
along the southerly line of lands now or formerly of Conklin,
which line is parallel with the northerly line of Pike Street and
350 feet therefrom, a distance of 176 . 51 feet to a point on the
easterly line of land now or formerly of Conklin, which point
marks the northwesterly corner of the premises herein conveyed;
running thence in a southerly direction along said easterly line
of land now or formerly of Conklin, which line is perpendicular
to the northerly line of Pike Street, a distance of 68 feet to
the northerly line of lands now or formerly of Harold D. Jones
and Dorothy D. Jones, his wife, which line is parallel with the
northerly line of Pike Street and 282 feet distant therefrom, a
distance of 175 feet, more or less, to the westerly line of
Mary's Road; running thence in a northerly direction along said
westerly line of said Mary' s Road, 68 feet, more or less, to the
point and place of beginning. "
BEING and intended to be a lot 68 feet in width, the northerly
and southerly lines of which are parallel with each other, and
with Pike Street, and having a frontage slightly in excess of 68
feet on Mary's Road,
TOGETHER with all the right, title and interest of the parties of
the first part herein of, and in and to said Mary's Road as it
adjoins the premises herein described, to the center line
thereof.
SUBJECT to the covenants and restrictions in former deeds of
record.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated March 7, 1955 and recorded at the
office of the Clerk of the County of Suffolk on March 24 , 1955 in
Liber 3857 of conveyances at Page 362 .

ALL that certain plot, piece or parcel of land, situate, lying
and being at Mattituck, Town of Southold, Suffolk County, New
York, bounded and described as follows:
BEGINNING at a monument on the westerly line of Marys Road 250. 04
feet northerly along said westerly line from Pike Street, from
said point of beginning running along land of the party of the
first part, S. 74" 22' 00" W. 174 .78 feet to a monument and land
of Lupton; thence along said land of Lupton, N. 150 38' 00" W.
32.0 feet to a monument and land of the party of the second part;
thence along said land of the party of the second part, N. 740
22' 00" E. 175. 33 feet to a monument on said westerly line of
Marys Road; thence along said westerly line, S. 140 36' 50" E.
32 .01 feet to the point of BEGINNING.

of the: first part by deed dated February 11, 1965 and recorded at

distant 216. 03 feet northerly from the corner formed by the
intersection of the westerly side of Mary' s Road with the
northerly side of Pike Street; running thence South 740 22 ' 00"
West, a distance of 174 . 1.9 feet; thence North 150 38 ' 00" West, a
distance of 34 . 00 feet; thence North 740 22 ' 00" East, a distance
of 174. 78 feet to the westerly side of Mary' s Road; thence South
140 36' 50" East, along the westerly side of Mary' s Road, a
distance of 34 . 01 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated October 19, 1992 and recorded at
