South 14 degrees 59 minutes 30 seconds West 48.52 feet; thence 2. South 12 degrees 40 minutes 30 seconds West 51.51 feet to the point of BEGINNING. BEING AND INTENDED TO BE the same premises ennvcyed to the party of the first part and Clifford Schriefer, deceased on ~11/1997, by deed dated September 26, 1967 recorded in the Office of the Clerk of the County of Suffolk on October 2, 1967 in Liber 6230 at page 439. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of the deeedent's death in said ipremises, and also the estate therein, which thc party of the first part has or has power to convey or dispose of, whether individual, or otherwise.: TO HAVE AND TO HOLD lite premises herein granted unto the pan'y of the second pan, the heirs or successors and assigns of the pm'ty of the second part forever. AND the patty of the first part covenants that the party of the first pa~ has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. AND THE pa_~y of the first ~ in compliance with Scetion 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold thc right Io lx'ceive such consideration as a trust fund to be applied first for the purpose of paying thc cost of the improvement, and will apply thc same first to the payment of the cost of the improvement before using any part of the total of thc same for any other purpose.
