Neck Road and from said point if beginning;
RUNNING THENCE along said southerly linc of Pine Neck Road the following two courses and distances:
(1) South 71 degrees 31 minute~ 30 seconds East, a distance of 66,73 feet;
(2) South 83 degrees 47 minutes 10 seconds East, a distance of 45.86 feet to a monument;
THENCE along land now or formerly of LaFreniere the following four courses:
I. South 9 degrees 40 minutes 40 seconds West, a distance of 150.28 feet;
2. North 83 degrees 47 minutes 10 seconds West, a distance of 52.88 feet;
3. North 71 degrees 31 minutes 30 seconds West, a distance of 73.71 feet;
4. North 14 degrees 59 minutes 30 seconds East, a distance of 150.28 feet to the southerly side of Pine
Ncck Road, being the point or place of BEGINNING.
THE GRANTOR HEREIN RESERVES A LEGAL LIFE ESTATE IN THE PREMISES for the term

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated September 21,2000 recorded in the Office of thc Clerk of the Count}' of Suffolk on October 12,
2000 in Liber 12077 Page 608.
TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises. . .
TO HAVE AND TO HOLI} the premises herein granted unto the party of the second part, thc heirs or
successors and assigns oftbe party oftbe second part forever.
~.ND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applicd first for the purpose of paying the cost of the improvement, and
will apply the same tirst to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "parly" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
