WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or Parcel of land, with the buildings and improvements then-•)n erected, situate,
lying and being in the Town of Southold, Suffolk County, New York, bounc'.ad and described
as follows:
BEGINNING at a point on the boundary line between land of Fleet anI land conveyed
to John S. Wickham, 1045.88 feet southeasterly along said boundary from the Main
Road; from said point of beginning running along said lands three courses as
follows: (1) North 320 16' 30" East 290.67 feet; (2) South 50° 49' 20" East 356.55
feet; (3) South 41a 57' 00" East 391.57 feet to land now or formerly of Jas. P.
.Wickham; running thence along said land the following two (2) courses and distances:
(1) South 48° 03' West 80.00 feet; (2) South 41° 57' 00" East 280.00 feet to the
ordinary high water mark of Wickham Creek; running thence along the ordinary high
water mark of Wickham Creek on a tie line course bearing South 67° 37' 30" West
177.36 feet to land now or formerly of John Wickham Estate; running thence along
said land North 47° 36' 00" West 889.72 feet to the point of place of BEGINNING.
TOGETHER WITH a right-of-way for all ordinary purposes of travel and for utility
purposes over a strip of land 161 feet in width to Old Pasture Road as more
particularly described in Liber 5893 Page 354.
SUBJECT TO existing mortgage on the premises held by Laurence C. Breaker and the
Estate of James Parket Wickham, Jr. on which there is a principal balance of $87,717.
BEING AND INTENDED TO BE the same premises conveyed to the grantor and others by
deed dated November 25, 1994, recorded in Liber 11760, cp. 637.
This deed is intended to convey the party of the first part's entire undivided
one-sixth (1/6) interest in the property to the party of the second part.

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
