party of the first part, and EMANUEL TSOUKARIS and MARIA TSOUKARIS, his wife residing
at 8422 Tenth Avenue, Brooklyn, N.Y.
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being3fitAhm at Laurel, Town of Southold, County of Suffolk and State
of New York bounded and described as follows:
Beginning at a point on the northwesterly side of Peconic Bay Boulevard
Idistant 610 feet southwesterly from the intersection of the southwesterly line of lan,
of George J. Turner with the northwesterly side of Peconic Bay Boulevard;
Running thence along the northwesterly side of Peconic Bay Boulevard South 39
degrees 46 minutes 30 seconds west 95 feet to the land now or formerly of J. Blair
Young;
Thence along said land, the following-threecourses and distances:
1. North 20 degrees 02 minutes west, 100.63 feet;
2. North 06 degrees 13 minutes 20 seconds west, 62.70 feet;
3. North 18 degrees 06 minutes 20 seconds west, 1.58 feet;
Thence south 50 degrees 13 minutes 30 seconds east, 133,34 feet to the
northwesterly side of Peconic Bay Boulevard, the point or place of beginning.
Together with a right of way from Peconic Bay Boulevard to Peconic Bay;
for foot passage only and for bathing purposes, as more fully described in a deed
dated March 19, 1952, recorded in Liber 3334, pages 320, etc. in the office of the
Clerk of Suffolk County, on March 27, 1952.
Said premise also being known as 4795 Peconic Bay Boulevard, Laurel, N.Y.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for tbq purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The wurd "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
