WITN ESSF. TH, that Ihe party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, thc heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being in the Incorporated Village of Greenpon, Town of $outhold, County of
Suffolk and State of New York, and bounded and described as follows:-
BEGINNING at a point on the westerly side of Sixth Street where the same is intersected by
the southerly line of land now or formerly o1' ]ames Gagen, formerly of Unneberg, said point
being 409.70 feet southerly from the comer formed by the intersection of the southerly side of
Linnet Street with the westerly side of Sixth Street:
RUNNING THENCE South 07 degrees 18 minutes 40 seconds West along thc westerly side of
Sixth Street, 43.00 feet;
THENCE North 82 degrees 41 minutes 20 seconds West along land now or formerly of
Pontino, formerly of Amott. 168.85 feet;
THENCE North 06 degrees $6 minutes 50 seconds East along land now or formerly of Braun,
43.00 feet;
RUNNING THENCE South 82 degrees 41 minutes 20 seconds East along said land of Gagen
aforesaid, 169.12 feet to the westerly side of Sixth Street at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
and Sheldon T. Sage by deed from John B. Oblom and Jane T. Oblom, his wife, dated January
O, 1962, and recorded in the Suffolk County Clerk's Office on January 12, 1962, in Liber
5110 page 162..
TOGETHER with all right, title and interest, if any, of thc party of the first part in and to any
streets and roads abutting thc above described premises to thc center lines thereof; TOGETHER
with thc appurtenances and all the estate and rights of thc party of thc first part in and to said
premises; TO HAVE AND TO HOLD the premises hcrcin granted unto the party of the second
part, thc heirs or successors and assigns of thc party of thc second part forever.
AND the party of the first part covcnants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for Ihe purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
