BEGINNING at the comer formed by the intersection of the southerly side of Linnett Street and the
westerly side of Sixth Street; THENCE along the westedy side of Sixth Street South 7 degrees 18
minute, s 40 seconds West, 100 feet to lot no. 176; THENCE along the division line between lots 175
and 176 on the aforementioned map North 82 degrees 41 minutes 20 seconds West, 165.00 feet to
lot 46 and the westerly bounda~j of the Inc. Village of Greenport; THENCE North 6 degrees 58 minutes
30 seconds East, 102.01 feet along last said land, to the southerly side of Linnett Street; THENCE
South 82 degrees 00 minutes 50 seconds East, 165.00 feet to the point or place of BEGINNING.
SAID premises being commonly known as 311 Sixth Street, Greenport, New York.
BEING AND INTENDED TO BE the same premises as those conveyed to the grantor herein by deed
dated May 2, 2001 and recorded in the Suffolk County Clerk's Office on June 26, 2001 in Liber 12126
at page 317.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except aa aforesaid.
AND the party of the first part in compliance with Section 13 of ttm Lien Law. covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be aPi~ied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the Improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read. 'parties" whenever the sense of this indenture so requires.
