WITNESSETH. that thc party of the first pa~, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part. does hereby grant
and release quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second pan forever, all of the party of the first pun's interest
in
ALL that certain plot, pi.ace or parcel of land, with buildings and improvements
thereon erected, situate, lying and being at Peconic. Town of Southold, County of
Suffolk and State of New York, being bounded and described as follows:
BEGINNING at a point on the noah side of Sound View Avenue where the same is
intersected by the easterly side of land now or formerly of Marion Wallace Coveney:
RUNNIN THENCE Noah 43 degrees 46 minutes 20 seconds West, along the said
land 942.45 feet to the shore of Long Island Sound:
THENCE along said shore line on a tie line of North 50 degrees I I minutes 20
seconds East, 196.86 feet;
THENCE South 45 degrees 56 minutes 15 seconds East, along land now or formerly
of ida Nackler, 1063.11 fz, et to the northerly side of Sound View Avenue: and
THENCE along the northerly side of Sound View Avenue, (!) South 81 degrees 22
minutes 30 seconds West, 75.34 feet and (2) on a curve to the left having a radius of
716.90 feet a distance of 197.40 feet to the point or plnce of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor by
Deed dated December 17, 1969 and recorded in the Suffolk County Clerk's Office on
December 22, 1969 in Libor 6678 page 577, the Grantor being the same parson
described as the Grantee in said Deed.
Together with all right, dde and interest, if any, of the party of the first ~ in and to
any streets and roads abutting the nbov.e-descrihed premises to the center lines thereof:
Together with the appurtenances and all the estate and fights of the party of the first
part in and to s~id premises;
To have and to hold the premises herein granted unto the party of the second part, die
heirs or successors and assigns of the party of the second part forever.
And the puny of the first palT covenants that the party of the first pan has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law.
covenants that the pony of the first part will receive the consideration for this
conveyance and will bold the right to. ~ceive such consideration as a trust fund to be
applied first for the purpose of paying the cost of improvement and will apply the
same first to the payment of the cost of the improvement before using any pan of the
total of the same for any other purpose. The word "party' shall be construed as if it
rend "parties" whenever the sense of this indenture so requires.
