cousideration paid by the party of the second part, does hereby grant and release unto the party of the second

ALL that certain plot, piece or parcel of land, situate, lying and being at Pc'conic Town of Southold, County of
Suffolk and Stale of New York, bounded and described as follows:
BEGINNING on the easterly line of land of the party of the first part being the westerly line of a certain private
road known as Huntington Boulevard, at a point 90 feet southerly along said line from a certain concrete
monument about 100 feet from the present high water mark of Long !*~nnd Bound;
RUNNING THENCE from said point of beg~ning along a proposed right of way 20 feet in width. South 82
degrees 33 minutes West 56.63 feet to a point distant S0 feet westerly from the first desc~ihed line, measured at
right angles thereto;
THENCE on aline parallelto and aH point distant SO feet westerly from the first described line, North 35 degrees
27 miinutss 00 seconds West, 284.26 feet to the appreximate high water mark of Long Island Sound as of May 11,
2005;
THENCE easterly along said approximate high water mark on a tie bearing North 47 degrees 20 minutes 11
seconds East, a tie distance of 50.40 leer to the first described tine;
THENCE along said line, South 35 deg~t~-,s 27 minutes 00 seconds East 317.18 to the point or place of BEFINNING.
TOGETHER WITH right of way for passage on foot and with vehicles over cross and upon the Private Road 20
feet in width lying next South of the premises hereby conveyed to and frem Huntington Boulevard adjoining on
the East and over and acres~ Huntington Boulevard and other private roads to the Public Highway and to Long
SAID PREMISES BEING KNOWN AS 630 Sound Avenue, Peconic, New York 11958
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streels and
roads abutting the above-descrihed premises to the center lines thereof; TOGETHER with the appurtenances
and ali the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein 81'anted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covev~nts that the party of the
