Surveyor, May 1905)", filed In the Suffolk County Clerk's Off]ce on October 19, 1914 as Map No. 19. as and by
Lot Number 15, which said lot is bounded and described es follows:
BEGINNING at a point on the Westedy line of Fifth Street. 50.13 feet Northerly along said Westerly line from
Johnso~ Place. said point of beginning t~eing the Northeasterly corner of land now or formerly of Idard~ from
said point of beginning;
RUNNING along said land of Hardy, North 82 degrees 42 minutes 00 seconds West 143.08 feet to the
Northeasterly line of said Johnson Place;
THENCE along said Northeasterly line of Johnson Place, North 20 decrees 36 minutes 40 seconds Wast
49.49 feet to lend now or formerly of Thygasen;
THENCE along said lend now or formerly of Thygesen, North 7 degrees 18 minutes 20 seconds East 6.40 feet
to land now or fon"nerly of Fiedler.
THENCE along said land now or formerly of Fiedler, South 82 degrees 42 minutes 00 seconds East 166.24
feet to said Westerly line of Fifth Street;
THENCE along said Wastedy line of Fifth Street. South 7 degrees 18 minutes 00 seconds West 50.13 feet to
the point or p/ace of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to KURT KLO'i-ZER and SHARON KLOTZER,
his wife by deed made by JAMES P. SAUER and CECILIA F. SAUER, his wife, dated July 12, 1967 and
recorded in the Suffolk County Clerk's Office on July 14, 1967 In Liber 6185 at Page 74.
RESERVING, HOWEVER, e legal life estate in the above-described premises with the buildings end
Improvements thereon erected in and to the party of the flint part, SHARON KLO'rZER, solely for the use and
occupancy of said party of the first part.
TOGETHER with all right, title end interest, if any, of the party of Ute first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the asters and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the sec)nd part forever.
AND the party of the first part covenants that the party of the first pert has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law. covenants that the party of the
first part will receive the consideration for this conveyance end will ho~d the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party' shall be construed as if it read 'parties" whenever the sense of this indenture so
requires.
