BETWEEN ANNE ELIZABETH WELLS, residingat 139 Fifth S eet, Greenport,
n Town of Southold, County of Suffolk and Stae of Ne York being the same
person as the grantee, ANNE ELIZABETH HARDY
party of the first part,and ROBERT MOORE and DIANA MOORE, his wife, both
residing at 523 Sterling Place, Greenport, New York,
party of the second part,
WITNESSETH, that the party'of tfie first part, in consideration of ten dollars and other valuable consideration
pard by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and,being in the Village of Greenport, in the Town of Southold, County of Suffolk
and State of New York, known and designated on a certain map entitled,
"Plan of lois Fifth Street, Sixth Street, and Pec'onic Bay, Suffolk County,
q : New York, belonging to Gerard S. Johnson, made by Charles H. Bateman,

isbounded with reference to said map as follows:
BEGINNING at the corner formed by the intersection of the westerly side
' of Fifth Street with the northerly line of Johnson Place as laid down on
..} ,,said map; running thence along the northerly side of Johnson Place the
following three (3) courses and distances: (1) North 820'42' 00" West
`100 feet; (2) Northwesterly along a curve', bearing to the right, having
a radius of 27. 52 feet; a distance of 28.,19 feet; (3) North 200'361 40" West
•41. 75 feet to the division line between lots 14 and 15 on the aforesaid map;
thence along said division line, South 82 421 00" East 143.08 feet to'the
% westerly side of Fifth Street; an d thence along the westerly side of Fifth

place of BEGINNING.

TOGETHER with all right,.title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;'TO HAVE AND TO
HOLD thepremises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything4
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same, first to the payment of the cost of the improvement before using any part Qf the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
