WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second pan, does hereby grant and release unto the party
of the s~'ond pan, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, erected, situate, lying and being in the
Incorporated Village of Greenpon, Town ol'Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at the comer formed by the intersection of the easterly side of Fourth Street with
the northerly side of Clark Street;
RUNNING TIIENCE along the easteily side of Fourth Street, North 07 degrees 17 minutes 30
seconds East, 100.00 feet to a point;
RUNNING THENCE South 84 degrees 10 minutes 30 seconds East, 402.00 feet to Peeonie Bay
(Grcenpon Harbor); ·
THENCE Southerly along a tie line course of South 08 degrees 15 minutes 40 seconds West,
I ! 0.46 feet to a point;
THENCE North 82 degrees 41 minutes 10 seconds West for a distance of 400.00 feet to the
poiht or place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to the party of the first
part by deed, dated October 24, 1997, and recorded N.ovember 10, 1997, in the O~ce of the
Suffolk County Clerk in Liber I1861, Page 383.
TOGETHER with all fight, title and intorest, if.any, or the party or the first part in and to any
streets and roads abutting the above described premises to the center lines thereof: TOGETHER
with the appurtenances and all the estat~ and rights ot' the party o1' the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party ofthe second
part, the heirs or successors and assigns of thc pany of thc second part forever.
AND the party of the first pan covenants that thc party of thc first pan has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of' the first pan will receive thc consideration for this conveyance and will hold thc
right to receive such consideration as a trust fund to be applied lirst for the purpose of paying the
cost of the improvement and will apply the same first to thc payment of the cost of the
improvement belbre using any part of thc total of thc same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
