CIAGLO, JR. residing at 9-785 Main Bayview Road, Southold, NY 11971 party of second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and or. her valuable consideration paid by the party of the second pert, does hereby grant and release unto the party of the second pert. the heirs or successors and assigns of the party of the second part forever. ALL that certain plot, piece or parcel of land, with the buildings and improvement~ thereon erected, situate, lying and being in the Town of Southold, at Peconic, County of Suffolk and State of New York being bounded and described as follows: BEGINNING at a point on the southerly side of Middle Road (CR 27), said point being the intersection of the westerly line of Sepenoski and the easterly line of premises hereinafter described; THENCE from said point of beginning, along lands of Sepenoski, south 27 degrees 38 minutes 50 seconds east, 300 feet to a point and lands now or formerly of Wesnofske; THENCE along said last mentioned lands, south 58 degrees 31 minutes 00 seconds west, 150 feet to a point; THENCE north 27 degrees 38 minutes 50 seconds west, 300 feet to the southerly side of Middle Road; THENCE along the southerly side of Middle Road (CR 27), north 58 degrees 31 minutes 00 seconds east, ! 50.00 feet to the point or place of BEGINNING. BEING the same premises described in deed to the grantors dated 12/15/77 recorded 12/21/77 in LiBER 8363 cp 583 made by Eugene L. Wesnofske and Louise T. Wesnofske and by deed dated 7/12/78, recorded 7/26/78 in L1BER 8468 cp 388 made by Eugene L. Wesnofske and Louise T. Wesnofske. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, AND the party of the first part covenants that the party of the first part has not done or suffered any:hint whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenant~ that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first, to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
