BARGAIN AND SALE DEED
THIS INDENTURE, made March 15, 2003, by Maria Luisa Bastos, having an
address at 435 West 48~ Street, Apartment 4A, New Yoric, New York 10036 ( hereinafter
refen~d to as "Grantor"), and Sylvia Molloy and Emily G*eiger having an address at 333
Wes~ 22nd Street, New York, New York 10011 (hereirmflcr collectively refen'ed to as
"Grantees").
WITNESSETH, that Grantor. in consideralion of Tcn Dollars and other
valuable consideration, the receipt and sufficiency of which hereby are acknowledged, do
hereby grant and releasc unto Grantees and their heirs, executors, adminislrators,
suecessors and assigns forever,
ALL that eer~in plot, piece or pareel of land, with the buildings and
improvements thereon erected, situate, lying and being in Southold, the County of
Suffolk, and the State of New York, being more particularly dcseribed in Exhibit
A attached hegto and made a par hercof~
TOGETHER with all right, title and interest, if any. of Grantor in and to any
streets and roads nbutting said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Gramor in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees
and their heirs, executors, administrators, successors and assigns forever.
Grantor is an owner of said premises. Said premises is not located in un
agricultural district.
Grantor covenants that Grantor has not done or suffercd anything whereby
said premises have been encumbered in any way whatever, except as set forth
be~in.
Grantor, in compliance with Section 13 ofthe Li~n Law, covenants that
she will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to he applied first tbr the purpose of
paying the cost of any improvemem before using any part of the total ofthe seme
for any other purpose.
