THOMAS C. JEROME, residing at 305 Maple Avenue, Southold, New York 11971, party of the first part,
and
DEBORAH J. SEIFERTH, residing al 140 Whitehall Boulevard, Garden City, New York 11530, party of the
second part,
WFrNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.00)--dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or succ~_ssors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the western part of the village of Southold, Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as follows:
BEGINNING at a point which is the northeasterly comer of the premises about to be described herein,
which point is located on the southerly side of Lower Road 956.85 feet wesferly from the intersection of
the southerly side of Lower Road and the westedy side of Ackedy Pond Lane. from said point of
beginning;
RUNNING THENCE along land formerly of Bogovic, now or formerly of Mado & Linda Arminio South 49
degrees 14 minutes 40 seconds East 129.83 feet to land of A. Goldsmith;
THENCE along said land of A. Goldsmith the following two (2) courses and distances:
(1) South 42 degrees 07 minutes West 55.78 feet and
(2) South 46 degrees 24 minutes 10 seconds East 82.18 feet to a point on the northerly side of Main Road
(NYS Route 25);
THENCE along the northerly side of Main Road (NYS Route 25) the following two (2) courses and
distances:
(1) On the arc of a curve to the right having a radius of 281.75 feet, a distance of 124.70 feet; and
(2) South 64 degrees 24 minutes 50 seconds West 10.11 feet to land of Southold Parr District;
THENCE along said land of Southold Park District North 45 degrees 37 minutes 00 seconds West 163.72
feet to the southerly side of Lower Road;
THENCE along the southerly side of Lower Road the following two (2) courses and distances:
(1) North 53 degrees 15 minutes 50 seconds East 21.02 feet; and
(2) North 32 degrees 10 minutes 20 seconds East 161.79 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the pady of the first part by deed dated
8/26/97, recorded 914/97 in Liber 11649 page 885.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
reads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein grantad unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the pady of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word 'party" shall be construed as if it read 'parties" whenever the
sense of this indenture so requires.
