THIS INDENTURE, reade the/t, day of June, 2006
3ETWEEN
DANIEL C. JEROME and LISA G. JEROME residing at 6000 Horton's Lane, Southoid,
NewYork 11971; party of the first part, and
THOMAS C. JEROME and JEANNETTE R. JEROME, as tenants by the entirety,
residing at 305 Maple Avenue, Southold, New York 11971; and
GREGORY JEROME, residing at 305 Maple Avenue, Southold, New York 11971, as
tenants in common, party of the second part.
WITNESSETH, that the party of the first part, in consideration of Ten and 001100-($10.00)-dollars, and other
good and valuable consideration paid by the party of the second part, does hereby grant and release unto the
party of the second pe~ the heirs or successors and assigns of the party of the second part forever, her
un,fivided one-quarter interest in
All that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, and described as follows:
Northerly by Main Street;
Easterly partly by land of Charles E. Osborn and partly by land formerly of Joseph Warciski;
Southerly by land of Martin Lehr; and
Westerly partly by land of Martin Lehr and partly by land of Robert Newbold.
Thomas C. Jerome and Jeannette R. Jerome, as tenants by the entirety, own an undivided
one-half interest in the premises with Gregory Jerome, as tenants in common, said Gregory
Jerome owning a one-half undivided interest.
SAID PREMISES being known as 48220 Main Road, Southold, New York 11971
BEING AND INTENDED TO BE the same promises conveyed to the party of the first part by deed
dated July 1, 1996 and recorded in the office of the Clerk of the County of Suffolk on July 16, 1996 in
Liber 11782 page 969.
TOGETHER with all right, flue and interest, if any, of the party of the first part in and to any streets and reads
abutting the above described premises to the center lines thereof;, TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)ramises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the parbj of the first part covenants that the pa~ of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforaeaid.
AND the party of the first part, in compliance with Section 13 of ~e Men Law. covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust ~nd to be applied first for the purpose of paying the cost of the irepmvement and will apply the same
first to the payment cf the cost of the ireprovement before using any part of the total of the same for any other
)urpuse. The word "pardi' shall be construed as If ~t read "parties' when ever the sense of this Indenture so
requires.
