CHRISTOPHER H. PICKER. ELL and ANDREA G. PICKERELL, husband .',nd wife, residing at

WITNESSETH, that the party of thc first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of thc second pan, the heirs or successors and a~signs of the party of the second pan forever,

ALL that certain plot, piece or pamel of land, situate, lying and being in the
Town.of Soulhold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the westerly side of Main Road (S.R. 25) distant
207.06 feet southerly from the extreme southerly end of the arc of a curve
connecting the southerly side of Jasmine Lane with the westerly side of Main
Road;
T.H. ENC.E. South 12 degrees 40 minutes 40 seconds West along the westerly
siae of Main Road 97.70 feet to land now or formerly of Zanganas;
RUNNING THENCE North 81 degrees 16 minutes 50 seconds West along said
land 200 feet (Deed) 200.05 feet (Actual);
THENCE North 12 degrees 40 minutes 40 seconds East, along land now or
form, erly of Flower Hill Building Corp. 165.52 feet (Deed) 165.46 feet (Actual);
THENCE South 81 degrees 12 minutes 20 seconds East, 33.60 feet;
THENCE along land now or formerly of Michel (1) South 12 degrees 40 minutes
40 seconds West 65.25 feet; and
(2) South 80 degrees 26 minutes 00 seconds East 166.30 feet to the westerly
side of Main Road and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Anna L. Burnett, dated 8/3/93 and recorded 9/27/93, in the Office of the Suffolk
County Clerk in Liber 11645, Page 730.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
promises; TO HAVE AND TO HOLD the premises herein granted unto thc party of thc second
part, the heirs or successors and assigns ofthe party ofthe second part forever.
AND thc party of thc first part covenants that the party of thc first part has not done or suffered
anything whereby thc said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
fight to receive such consideration as a trust fund to bc applied first for the purpose o£paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of'the same for any other purpose.
The word "party" shall be construed ns if it read "parties" whenever the sense ofthis indenture so
requires.
