THIS INDENTURE, made the 9~h day of November, 2005

party of the first part, and JOHN J. KRAMER, residing at 2(PJ5 CaNes Neck Road, Southold, NY 11971
party of the second part,
WITNESSETH, that the party of the f'u'st part, in consideration of TEN and no/100ths (S10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of Itm party of the second part forever,
ALL that certain plot, piece or parce~ of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York
bounded and described as follows:
Bounded northerly by land now or formerly of the Isaac Reeve Estate; easterly by Carpenter Street,
southerly by land formerly of Edward Ging and now or formerly of Alice Ging; and westerly by Main Street.
SUBJECT TO a legal lifo estate in the above-described premises with the buildings and improvements
thereon erected in and to Florence S. Kramer, solely for her use and occupancy.
BEING AND INTENDED TO BE the same premises conveyed to Margaret Diane Hamblin and John J.
Kramer by deed from Florence S. Kramer dated May 4, 2000 and recorded in the Suffolk County Clerk's Office
on November 16, 2000 In Liber 12085 at Page 096. The interest of said Margaret Diane Hamblin being
conveyed to Christina Crone Gaudet by John Gaudet, as Executor of the last wi~! and testament of Margaret
Diane Hamblin by deed dated October 10, 2005 and recorded in the Suffolk County Clerk's Office on

TOGETHER with all right, tille and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof, TOGETHER with lfle appurtenances and ali
the estate and rights of the party-of the first part in and to said premises; TO HAVE AND TO HOLD the
granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pad, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party" shall be construed as if it read 'parties' whenever the sense of this indenture so
requires.
