WITNESSETH, that thc party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of thc second pan, does hereby grant and release unto thc party
of the second part, thc heirs or successors and assigns of the party of the second pan forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Greenport, Town of Southold and State of New
York, bounded and described as follows:
BEGINNING at a point on the south side of Bay Avenue distant ! 26.36 feet east of Ihe comer
formed by the intersection of the south side of Bay Avenue with the easterly side of Carpenter
Street;
RUNNING THENCE Noah 74 degrees 15 minutes.~0'seconds East along the south side of Bay
Avenue 93.00 fcct to land now or tbrmerly of Diana ~inegold and Rupert J. Finegold;
THENCE South 15 degrees 32 minut~:s 30 seconds East along said land of Finegold, 185.81 feet
to land now or formerly of Research Charters Inc.;
THENCE South 82 degrees 29 minutes 00 seconds East along said land now or formerly of
Research Charters Inc., 93..92 feet to land now or formerly of Diane Pevilion;
THENCE Noah 15 degrees 32 minutes 30 seconds West along said land now or formerly of
Diane Fevillon, 172.38 feet to the south side of Bay Avenue, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to thc party of thc first part by
deed from Stella Sinuta, formerly known as Stella Lakowitz, dated April 9, 7'/{~., and recorded
on April 13, 1965, in the Office of the Sullbik County Clerk in Liber 5727, Page 581.
TOGETHER with all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and ali the estate and fights of the puny of the first pan in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or successors and assigns of the party of the second pan Forever.
AND the puny or the first pan covenants that thc party of the first part has not done or sulTered
anything whereby thc said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration For this conveyance and will hold the
right to receive such consideration ns a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment o1' the cost of the
improvement before using any part of the total ol'the same for any other purpose.
Thc word "pm'ty" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
