WITNESSETH, that the party of the first part, in consideration often Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the
SEE "SCHEDULE A" ATTACHED HERETO AND MADE A PART HEREOF.
BEING AND INTENDED TO BE 'the same premises conveyed to the party of the first part
by deed dated 02/09/95 and recorded in the Suffolk County Clerk's Office on 02/15/95
in Liber 1171 pg 835.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the imp.rovement before using any part of the total of the same for any other

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County
of Suffolk and State of New York, known and designated as Part of Lot 75, on a certain map
entitled, "Map of Greenport Village" filed in the Suffolk County Clerk's Office on 8/10/1838 as
Map #9, more particularly bounded and described as follows:
BEGINNING at a point on the southerly line of Bay Avenue distant 297.16 feet easterly
from the intersection of the easterly line of Carpenter Street with the southerly line of Bay
Avenue, said point being where the division line between the premises described herein and land
now or formerly of A. Goldin intersects the southerly line of Bay Avenue;
RUNNING THENCE from said point of beginning along the southerly line of Bay
Avenue North 74 degrees 15 minutes 50 seconds East 15.00 feet to a point;
RUNNING THENCE along land now or formerly of Mitchell the following two (2)
courses and distances: "
(1) South 14 degrees 44 minUtes 40 seconds East 60.13 feet; '
(2) South 65 degrees 26 minutes 30 seconds East 171.90 feet tOthe ordinary high water
mark of Greenport Harbor;
RUNNING THENCE along the ordinary high water mark of Greenport Harbor South 21
degrees 52 minutes 05 seconds West 72.79 feet to a point;
RUNNING THENCE along land now or formerly of Research Charters, Inc. the
following two (2) courses and distances:
(1) North 59 degrees 13 minutes 00 seconds West 27.56 feet;
(2) South 82 degrees 29 minutes 00 seconds West 85.98 feet to a point;
RUNNING THENCE along land now or formerly of A. Goldin North 14 degrees 44
minutes 40 seconds West 196.70 feet to a point on the southerly line of Bay Avenue, the point or
place of BEGINNING.
