Curcum, of the County of Manatee in the State of Florida, whose post office address is 4311 Gulf of Mexico Drive, Longboat Key, FL 34228,party ofthefirstpart, and Edmond H. Curcum and Patricia N. Curcuru, as Trustees of the Main Road Realty Trust, a Florida trust, under Declaration of Trust dated July 23, 2001, of the County of Manatee in the State of Florida, whose post office address is 4311 Gulf of Mexico Drive, Longboat Key, FL 34228, party of the second part, Witnesseth, that the party of the first part, in consideration of $100 dollars, lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the second part, and assigns forever, all that certain plot, piece or parcel of land, with the buildings and improvements thereon erected and situate, lying and being: ALL that tract or parcel of land, with the buildings and improvements thereon situated Southold, in the Town of Southold, County of Suffolk, State of New York, bounded and described as follows: NORTHERLY by the Main Road; Easterly by Land of Jonathan T. Overton; Southerly by land of Jonathan T. Overton; and Westerly by land of Grace R. Nicols. Containing by estimation three quarters of an acre, be the same more or less. BEING the same premises described in a deed from Jesse Howell Glasse to William D. Howell and George S. Nichols, dated June 23, 1949, recorded in the Office of the County of Suffolk on July 15, 1949 in Liber 2970, cp 303. THE AFORESAID premises being more particularly bounded and described as follows according to Roderick Van Tuyl, P.C., Licensed Land Surveyor dated October 2, 1986: BEGINNING at a point on ths southerly side of Main ROad at the northwesterly comer of the premises herein described and the northeasterly comer of land now or formerly of Lewis; Page 1 of 3 RUNN1NG THENCE in a northeasterly direction along the southerly side of Main Road North 54 degrees 28 minutes East 24.0 feet to a point marked by a monument; RUNNING THENCE still along the southerly side of Main Road, North 52 degrees 48 minutes 40 seconds East 75.07 feet to land formerly of Jonathan T. Overton, now or formerly of De Luca; RUNNING THENCE along said land now or formerly of De Luca, South 20 degrees 41 minutes 10 seconds East 433.29 feet; THENCE still along said land of De Luca South 70 degrees 55 minutes 40 seconds West 73.70 feet to said land now or formerly of Lewis; RUNNING THENCE along said land now or formerly of Lewis, North 23 degrees 44 minutes 10 seconds West 404.33 feet to the southerly side of Main Road at the point or place of BEGINNING. TOGETHER with the right, title and interest, if any, of the party of the first part in and to any streets and roads, abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors or assigns of the party of the second part forever; AND the party of the first part covenants as follows: First. That said party of the first part is seized of said premises in fee simple, and has good right to convey the same; Second That the party of the second part shall quietly enjoy the said premises; Third. That the said premises are free from encumbrances; Fourth. That the party of the first part will execute or procure any further necessary assurance of the title to said premises; Fifth. That said party of the first part will forever warrant the title to said premises. BEING AND INTENDED TO BE the same premises (a) described in a deed from William D. Howell to Patricia N. Curcuru, dated November 17, 1957 and recorded in the office of the Clerk of the County of Suffolk in Liber 4411, Page 204; (b) described in a deed from Edmund Curcuru, as Executor of the last will and testament of George S. Nichols, to Patricia N. Curcuru and Elizabeth Nichols St. Clair, dated September 22, 1978 and recorded in the office of the Clerk of the County of Suffolk in Liber 8506, Page 185; and (c) described in a deed from Elizabeth Nichols St. Clair to Patricia N. Curcuru, dated December 21, 1986 and recorded in the office of the Clerk of the County of Suffolk in Liber 10206, Page 73. Said premises is commonly known as and numbered 57700 Main Road, Southold, New York.
