WITNESSETH, that the pady of the first pad, in consideration of Ten Dollars
paid by the party of the second part, does hereby grant and release unto the part, the
heirs or successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon in the Borough and County of the Suffolk, City and State of New York, and
more particularly bounded and described as follows:

The premises being conveyed herein is intended to be the same premises conveyed by
Leonard Alonge to Brett A. Skolnik and Sloane D. Skolnik by Deed dated February 23,
2000 and recorded On March 24, 2000 in Libre 12030 at Page 98 in the Office of the
,.Clerk of the. Oou~!,y of Suffolk.
TOGETHER ~'¢i[h.~a right, title and interest, if any, of the party of the first part of, in and
to any streets and roads abutting the above-described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate and rights of the party
of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the pady of the second part, the heirs or successors and assigns of the
party of the second pad forever.
AND the party of the first pad covenants that the party of the first part has not done or
suffered anything whereby the said premises have been incumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the pady of the first part has duly executed this deed the day
and year first above written.

The Land referred to in the Commitment is described as follows:
ALL that certain plot piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Peconic in the Town of Southold, County of Suffolk and State
of New York, known as Part of Lot 12, on a certain Map entitled, "Map of Peconic Shores" and
filed in the Suffolk County Clerk's Office on August 5, 1924 as Map No. 117, and on a certain
Map entitled, "Map 2 of Peconic Shores, Peconic, L. I." and more particularly bounded and
described as follows:
BEGINNING at an iron pipe at the intersection of the southerly line of a 50 foot private road
known as "Sound Avenue" with the easterly line ora 33 foot private road known as "Huntington
Boulevard", said point of beginning being the northwesterly corner of Lot 12, as shown on "Map
of Peconic Shores" filed in the Suffolk County Clerk's Office as Map No. 117 from said point of
beginning;
R~G THENCE along said southerly line of"Sound Avenue", north 54 degrees 30 minutes
east, 50.0 feet to an iron pipe and lot 13, as shown on said Map;
THENCE along said lot 13, south 35 degrees 30 minutes 92.0 feet to an iron pipe;
THENCE through said lot 12, south 54 degrees 30 minutes west, 50.0 feet to an iron pipe on said
easterly line of Huntington Boulevard;
TH~ENCE along said easterly line north 35 degrees 30 minutes west 92.0 feet to the point or place
of BEGINNING.
