WITNESSETH, that the party of the first pan, in consideration ofTen Dollars and other valuable
consideration paid by thc party of thc second part, does hereby grant and release unto the party
of thc second part, the heirs or successors and assigns of thc party of the second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon
erected, situate, lying and being in the Village of Gn.'cnport, Town of Southold, County of
Suffolk and State of' New York. bounded and described as follows:
BEGINNING at a point in the northerly side of Central Avenue adjoining the southeast comer
of and belonging to Appelt; and
RUNNING THENCE along last mentioned land Noah 14 degrees lO minutes O0 seconds
West, 125.61 feet to the southerly line of land now or formerly of Parks:
RUNNING THENCE along land last mentioned North 73 degrees 55 minutes 00 seconds East,
43.46 feet to land of Walker;
RUNNING THENCE along last mentioned South 15 degrees 00 minutes East, 127.00 feet to a
point in the northerly line of Central Avenue:
RUNNING THENCE by and with the northerly line or side of Central Avenue South '/5
degrees 44 minutes 20 seconds West, 45.29 feet to the point of BEGINNING·
BEING AND INTENDED TO BE thc same premises conveyed to the party of the first pan by
deed from John F. PeterSen and Charlotte Peterson, dated 5/26/94, and recorded 6/3/94, in the
Office of the Suffolk County Clerk in Liber 11679, Page 439.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting thc above described premises to the center lines thereof; TOGETHER
with the appurtenances and ali the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or succesSOrs and assigns of thc party ortho second part forever.
AND thc party or the first pan covenants that the party of the first part has not done or suffered
anything whcrcby the said premises havc been encumbered in any way whatever, except as
aforesaid.
AND thc party of thc first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conw.'yance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of thc improvement and will apply thc same first to thc payment of thc cost of the
improvement before using any part of thc total of thc same for any other purpose.
The word "party" shall bc construed as if it read "panics" whenever thc sense of this indcnturc so
requires.
