CONSERVATION SUBDIVISIONS, STANDARD SUBDIVISIONS, RE- SUBDIVISIONS (Lot Line Changes) Final Determinations: Scott, John - This is a standard subdivision proposing 3 lots on a 6.5539 acre parcel, with a 3 lot yield in the R-80 Zone. Proposed Lot 1 would be 80,000 sq. ft. (this excludes 52 sq. ft. of wetlands); Proposed Lot 2 would be 80,010 sq. ft. (this excludes 26,235 sq. ft. of wetlands) and Proposed Lot 3 would be 82,932 sq. ft. (this excludes 16,314 sq. ft. of wetlands). The property is located on the east side of Wells Road and the south side of Main Road, east of Peconic Lane, in Peconic. SCTM#1000-75-6-3 Fogarty/Depot Enterprises – This proposal is for a lot line change that will transfer 1,720 square feet from Parcel 1 (SCTM#1000-102-2-12.1) to Parcel 2 (SCTM#1000-102-2-10) where, following the transfer, Parcel 1 will equal 67,346 square feet and Parcel 2 will equal 12,709 square feet. The property is located on the north side of Main Road and the east side of Depot Lane in Cutchogue. Southold Town Planning Board Page Two January 12, 2009 Conditional Final Determinations: Nadherney, Thomas & Patricia - This lot line change is to accommodate a side yard set- back requirement of 15 feet for the R-40 Zone. The existing house on SCTM#1000-70-5-34 sits on the property line of the adjacent parcel, SCTM#1000-70-5-35. Both lots are owned by the Nadherneys. In order to accommodate a requested second floor addition on the existing house, the ZBA has granted a side yard setback variance conditioned upon Planning Board approval of a lot line change which would create a 9 foot side yard set-back for the eastern side yard of SCTM#1000-70-5-34. Both lots would remain conforming in overall lot size for the R-40 Zone. The property is located at 125 Pine Neck Road, Southold, 1,175 feet West of Oaklawn Avenue. Setting of Final Hearings: Briarcliff Sod, Inc. - This proposal is for a conservation subdivision of a 24.97-acre parcel into three lots where Lot 1 equals 1.71 acres, Lot 2 equals 1.71 acres and Lot 3 equals 21.55 acres upon which the Development Rights to 21.22 acres have been sold to the County of Suffolk. The property is located on s/s/o NYS Route 25 and the north side of Leslie's Road, approximately 1,500 feet e/o Bay Avenue, in Peconic. SCTM#1000-97-10-1, 85.-3-12.1 & 12.2 Ghassemi, Sy & Catherine - This proposal is for a Conservation Subdivision to subdivide 31.0137 acres into four lots where Lot 1 equals 25.7355 acres, upon which the Development Rights are proposed to be sold to Suffolk County, Lot 2 equals 2.379 acres, Lot 3 equals 2.6488 acres and Lot 4 equals 1 acre, in the R-80 Zoning District. The property is located on the north side of NYS Route 25, approximately 831 feet west of Rocky Point Road, in East Marion. SCTM#1000-31-1-1 Sketch Determinations: Peconic Land Trust, Oregon Road - This proposed conservation subdivision is to subdivide off a 2.5056 acre piece of land with the Development Rights intact with an existing residence (Lot 1) from the total 12.5056 acre farm. The Town of Southold has owned the Development Rights on the remaining 10 acres of farmland (Lot 2), since March 2007. The property is located 53' 30" west of Elijah's Lane, on the north side of Oregon Road, in Mattituck. SITE PLANS Final Determinations: SAVES, Inc. - This site plan is for a change of use of an existing 800 sq. ft. dwelling to have 500 sq. ft. of retail space and 300 sq. ft of storage space, including a handicap ramp and associated parking on a 10,140 sq. ft. parcel in the General Business Zoning District located approximately 136 feet north from the n/w corner of Horton Lane and Middle Road, Southold.
