ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Mattituck (Laurel) in the Town of Southold,
County of Suffolk and State of New York being lots 105A and the
northerly part of 107A as shown on a certain map entitled "Amended
Map of Property of Mattituck Park Properties, Inc. and filed in the
Office of the Clerk of the County of Suffolk January 12, 1926 as
Map No. 801, more particularly bounded and described as follows:
BEGINNING at the corner formed by the intersection of the southerly
side of Peconic Bay Boulevard with the easterly side of Sigsbee
Road; running thence along the southerly side of Peconic Bay
Boulevard North 66 degrees 59 minutes, 00 seconds east, 140. 23 feet
to the westerly side of a right of way; running thence along the
westerly side of said right of way south 20 degrees, 38 minutes, 00
seconds east 95. 45 feet; running thence South 65 degrees 07 minutes
40 seconds west 140. 39 feet to the easterly side of Sigsbee Road;
running thence along the easterly side of Sigsbee Road North 20
degrees, 38 minutes, 00 seconds west 100 feet to the corner
aforesaid at the point or place of BEGINNING.
SAID premises being known as and by the street address 2705 Sigsbee
Road, Mattituck, New York.
BEING the same premises conveyed to the Parties of the First Part
by deed dated August 23 , 1989 and recorded in the Suffolk County
Clerks Office in Deeds 10920, page 588 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
