THIS INDENTURE,made the 17 . day of JUNE , nineteen hundred and NINETY—EIGHT
BETWEEN GREENPOINT BANK , a New York Banking Corporation having
its principal place of business at 807 Manhattan Avenue, brooklyn, New York
party of the first part, and MADIS PARTEL, residing at 17 Riverside Drive,
Rockville Centre, New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck,
Town of Southold, County of Suffolk and State of New York, known and described as
Lot No. 95 on a certain map entitled, "Captain Kidd Estates', filed in the Office of the
Clerk of the County of Suffolk on January 19, 1949 as Map No. 1672, being bounded
and described as follows:
BEGINNING at a point on the northerly side of Central Drive where same is
intersected by the division line between Lots 94 and 95 on said map, said point also
being distant westerly 479.71 feet westerly as measured along same from the extreme
westerly end of the curve connecting the northerly side of Central Drive with the
westerly side of Inlet Drive;
RUNNING THENCE along the northerly side of Central Drive, North 86 degrees 00
minutes 30 seconds West, 90.00 feet to the division line between Lots 95 and 96;
RUNNING THENCE along said division line, North 03 degrees 59 minutes 30 seconds
East, 163.66 feet;
RUNNING THENCE North 82 degrees 00 minutes East, 92.01 feet to the division line
between Lots 94 and 95;
RUNNING THENCE along said division line, South 03 degrees 59 minutes 30 seconds
West, 182.78 feet to the northerly side of Central Drive to the point or place of
BEGINNING.
TAX MAP Said premises being the same premises transferred to GREENPOINT BANK,
DESIGNATION by deed dated 12/2/96 from J. Gary Waldvogel, Referee , pursuant
Dist. 1000 to foreclosure action 6616/94 , which deed is recorded in Liber 11845 Page 570.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties' whenever the sense of this indenture so requires.
