WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
ithe party of the second part, the heirs or successors and nssii, ns ofthe party ofthe second part forever,
ALL that cemin plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being
SEE SCHEDULE 'A' ANNEXED HERETO
BEING AND INTENDED TO BE THE same premises conveyed to the party of the first part by deed dated
June 26, 1992 recorded in the Office of the Clerk of the County of Suffolk on July 2, 1992 in Liber ! 1494
at page 284.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and
roads abuttinl~ the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and tights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein I~ranted unto the party ofthe second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
~ofthe first part will receive the consideration for this conveyance and will hold the right to receive such
consideration ns a trust fund to be applied first for the purpose of paying the cost ofthe improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shell be construed ns if it rend "parties" whenever the
sense of this indenture so requires.
SCHEDULE
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lyin~ and being in the Village of Greenport, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a monument on the southerly side of Front Street distant 78.19 feet easterly as
measured along the said southerly side of Front Street from the comer formed by the intersection of the said
southerly side of Front Street and the easterly side of Fifth Street; and
RUNNING THENCE along the southerly side of Front Street, North 84 degrees 33 minutes 30
seconds 'East 45.66 feet;
RUNNING TH13~CE South 5 degrees 53 minutes 00 seconds West 130.37 feet to a monument in
the northerly line of the land of Aanestad;
RUNNING THENCE along said last mentioned land, North 81 degrees 54 minutes 40 seconds West
42.50 feet to a monument, which monument marks the division line between the premises herein and the
land now or formerly of Carris;
RUNNING THENCE along said division line North 4 degrees 46 minutes 40 seconds East ! 19.79
feet to the monument in the southerly line of Front Street, the point or place of BEGINNING.
SAID PREMISES BEING KNOWN AS 421 FRONT STREET, GREENPORT, NEW YORK,
SCTM # i 001-006-02-007.
