ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Mattituck, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows :
BEGINNING at a monument set in the northwesterly corner of
premises herein described distant the following two courses and
distances from the corner formed by the intersection of the
easterly side of a private road 50 feet wide with southerly side
of New Suffolk Avenue : (1) South 8" 37 ' 00" East 914 . 76 feet;
(2) South 28" 33 ' 30" East 601 . 45 feet to beginning point;
running thence along the northerly side of an existing private
road three courses as follows : (1) South 51" Oil 10" East

(3) South 51" 45 ' 40" East 26 . 85 feet to an iron pipe set in the
westerly line of the property hereby conveyed; thence South 0"

feet; running thence along the northerly side of the herein
described right-of-way twenty (20) feet wide the following three

40" East 26 . 85 feet to an iron pipe; thence along the center line
of the herein described twenty (20) foot right-of-way the

BEING AND INTENDED TO BE the same premises conveyed to the
party of the first part by deed dated March 15, 1989 and recorded
in the Suffolk County Clerk' s Office on March 28, 1989 in Liber
