ALL that certain plot, piece or parcel of land, with the buildings and improvernen~s thereon erected, situate, lying
~ and being in the Village of Greenport, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at an fron pipe on the easterly line of a certain.right of way;~
said easterly line being at a point on the southerly line of Front Street, 217 feet
more or less, westerly along said'sotJtherly line fi-om Main 5treat at the northwesterly
corner of land now or formerly of Berth, and running thonce South 6 degrees ~9
minutes 30 seconds East 132.56 feet to the point of beginning of the premises, from
Said point of beginning, running along said easterly line of said right of way, being
also along land now gl' formerly of Otto Hulse, South 6 degrees 49 minutes 10 seconds
East 35 feet more or less, to the orginary high water mark of Greenport Harbor,
as found in 1928, 26 feet more or less, to land fro-marly of Rogers and Olsen, [now
Mitchell); thence, along said land North 6 degrees 49 minutes l0 seconds West 35
feet, more or less to an iron pipe, said pipe being Z33.18 feet southerly along the
westerly line of land now or formerly of Katz of Greenport, Inc., from said southerly
line of Front Street; thence along said land of Katz of Greenport, Inc., North
83 degrees 10 minutes' 50 seconds East 26.0 feet to the point of beginning.
TOGETHER with all the right,'titie and interest, if any, of the party of the
first part in and to the upland between' the extension southerly of the side lines
of the premises hereinabove described {rom said o~dina~y high water mark as found
in 1928, southerly about 23 feet to the ordinary high water mark of (3reenport Harbor
as it now exists.
TOGETHER with an easement for ingress and egress to and from said premises
to Front Street by foot over the easterly five feet of other land of the party of
the' first part adjoining the above described' premises on the north.
SUBJECT to the ~ight of way reserved to Katz of Greenport, Inc. and its successc
over the easterly ten feet of said premises hereby conveyed, as set forth in deed
dated June 6, 1956 and recorded in Liber 4126 of deeds at page 130.
