described in the Declaration establishing. Founders Village Condominium I (herein-
after called the "Property") made by the Grantor under the Condominium Act of the
State of New York (Article 9-B of the Real Property Law of the State of New York)
Dated May 20, 1985, recorded in the Office of the Clerk of Suffolk County on the
3rd day of June, 1985, in Liber 9801, Page 369 (hereinafter called the "Declara-
tion'') and designated as part of Tax Lot No. 029.001 on the floor plans ("the
Floor Plans") of the building in which the unit is located (hereinafter called
"the Building") certified by Steven G. Tsontakis, Engineer, filed in the said
County Clerk's Office as Map No. 115. The buildings are shown on a site plan as
filed in the said County Clerk's Office as Map No. 11.
TOGETHER WITH an undivided 1/45% interest in the Common Elements;
TOGETHER WITH the Benefits, Rights, Privileges, Easements and subject to the
Burdens, Covenants, Restrictions, By-Laws, Rules and Regulations and Easements
all as set forth in the Condominium Documents filed and recorded as aforesaid.
Pursuant to Real Property Laws Section 339-0(3).
Said premises being known as 2555 Youngs Avenue, Unit 19E, Southold, NY 11971.
Being and intended to be the same premises conveyed to the party of the first
part by deed dated October 16, 1995, and recorded in the Office of the Clerk
of the County of Suffolk in Liber 11747 at Page 629 on October 26, 1995.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in com-~iTance with Section t3 of the Lien Law, covenants that the party of the
first part will receive the coi~iSeration for this conveyance and will hold the right to receive such
conside(afion as a trust fund to b~,,al~plied first for the purpose of paying the cost of the improvement and will
apply the same first,to thepayment of the cost of the improvement before using any part of the total of the
same for any other purpose. The word "party" shall be construed as if it read "parties" when ever the sense of
