BEGINNING at a point marked by a monument on the westerly linc'of Maple Avenue, at the southeasterly comer
of land formerly of Stanley T. Jot~es and now of Lairon, which point is the noOheast,rly comer of the premises
herein described and is 510.0 feet southerly along said westerly line from its intersection with the southerly line of
Main Road;
RUNNING THENCE in a southerly direction along said westerly line of Maple Avenue, South 16 degrees 06
minutes 30 seconds East, a distance of 123.29 feet to a point marked by a monument and Land of Latson;
RUNNING THENCE in a westerly direction along the lands of Helen S. Joost and Latscn South 73 degrees 53
minute 30 seconds West, a distance of 260.60 feet to a point marked by a monument and Land of Latson;
RUNNING THENCE in a northerly d. irection along said Land of Latson and land of Downs, North 16 degrees 40
minutes 40 seconds West a distance of 116.91 feet to a point marked by a monument and said land formerly of
Stanley T. Jones and now of Blairon;
RUNNING THENCE along said land of Blairon North 72 degrees 29 minutes 40 seconds East a distance of
261.84 feet to the point or place of BEGINNING.
SAID PREMISES being and intended to be the same premises conveyed to the Grantor herein by deed dated
August 4t~, 1998 and recorded in the Suffolk County Clerk's Office on August 17th, 1998 in Liber 11911 page 375.
TOGETHER with all right title and interest, if any of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way, whatever, except as aforesaid.
AND the party of the fa'st part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied frrst for the purpose of paying the cost for improvement and will apply the same first to the
payment of the cost of improvement before using any part of the total of same for any other purpose.
The word "party" shall be construed as if it means "parties" whenever the sense of this indenture so requires.
