WITNESSETH, that the party of thc first part; in consideration of ten dollars, lawful money of the
United States, paid.by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, With the buildings and improvements thereon erected/
situate, lyingandbcingVillage of Greenport, Town of Southold, County of Suffolk
and State of New York, and bounded and described as follows:
BEGINNING at a point on the westerly side of Carpenter Street at the
southeasterly corner of lands now or formerly of Baldwin & Zalman said point
also being 113.10 feet south of the corner formed by the intersection of the
southerly side of Case Street (Main Street) with the westerly side of
Carpenter Street;
RUNNING THENCE South 06 degreeh 55 minutes 10 seconds East along the
westerly side of Carpenter Street a distance of 80.00 feet to a point along
lands now or formerly of Christa Boyajian;
THENCE South 83 degrees 09 minutes 10 seconds West along the last mentioned
lands a distance of 50.00 feet to a point;
THENCE North 06 degrees 55 minutes 10 seconds west a distance of 80.00 feet
to a point;
THENCE North 83 degrees 09 minutes 10 seconds East a distance of 50.00 feet
to a point on the westerly side of Ca~pen~er Street at the point or place of
BEGINNING.
BEING THE SAME PREMISES conveyed to the party of the first part by deed m~de
by Graham D. Williford, dated November 4, 1999, recorded December 10, 1999
in Liber 12006 cp. 434.

TOGETHER with all right, title, and interest, if any', of the party of the first part in and to.any street and
roads abutting the above described premises to the center line thereof;
TOGETHER with the appurtenances and ali the estate and rights of the party of the first part in and to
said premises;
TOH/IVEAND TOHOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND thc party of the first part, in compliance with Section 13 of thc Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the fight to receive such
consideration as a trust fund to bc applied first for the purpose of paying the cost of thc improvement and will
apply thc same first to the payment of the cost of the improvement before using any part of the total of thc same
for any other purpose.
The word "party" shall bc construed as if it read "parties" whenever the sense of this indenture so
requires.
