WITNESSETH, that the party of the first part, in consideration of

paid by the party of the second part,does hereby grant and release unto the party of the second part. the heirs

New York being bounded and described as follows:
BEGINIJIN;, at a point at the center line of a 20 foot wide right of way, said point
being distant 2149.70 feet westerly from the intersection of the westerly side of
Oregon Road and the center line of said 20 foot wide right of way; THEN E from said
point of beginning, along the center line of the 20 foot wide right of way north 46
degrees 39 minutes 50 seconds west, 188.55 feet to a point and lands now or formerly
of Kalarreras; THENCE'. along said lands north 14 degrees 41 minutes 30 seconds east,
700.00 feet to a point; TI-FXE still along said lands, north 42 degrees 00 minutes
west, 150 feet more or less to the high water n-ark of the Long Island Sound; THENCE
along the high water mark of the Long Island Sound, north 87 degrees 31 minutes 40
seconds east, 208.00 feet to lands now or formerly of Stevens; THENCE along said
lands, south 46 degrees 04 minutes 40 seconds, east, 661 .00 feet more or less to a
monurrent and lands now or formerly of Zuhoski ; THENCE along said lands the following
two courses and distances: 1 ) south 67 degrees 36 minutes 30 seconds west, 356.55
feet; 2)south 41 degrees 30 minutes west, 444. 10 feet to the point or place of
BEGINNING.
SLQJECT TO the rights of others over that portion of premises covered by 10 foot
wide portion of a 20 footright of way and over the southeasterly 50 foot wide
strip of land leading from 20 foot wide right of way to lands adjacent on the north.
TOGETHER WITH a right of way 10 feet in width over lands of Zuhoski from the
northwesterly corner of the premises to the southerly corner of said premises and
then a right of way 20 feet in width from said southerly corner southeasterly about
2700 feet to Oregon Road; the center line of said 20 foot right of way being the
boundary between said land of the party of the first part and said lands of Zuhoski
and its direct extension.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
