by the northeasterly corner of the premises herein described and the southeasterly comer of land now or
formerly of Hepburn; said point being also distant southerly 50 feet from the corner formed by the intersection
of the southerly of West Street and the Westerly side o$ Fourth Avenue;
RUNNING THENCE South 14 degrees 51 minutes 00 seconds West along the westerly side of Fourth
Avenue, 179.75 feet to land now or formerly of Heaney;
THENCE North 75 degrees 57 minutes 20 seconds West, along said land now or formerly of Otilie Johnsen
Limited Partnership, 174.05 feet to land now or formerly of Mijan Corp. and William L. Horne;
THENCE North 14 degrees 49 minutes 00 minutes East along said last mentioned land, 85.75 feet to land now
or formerly of Crocker,
THENCE South 75 degrees 57 minutes 20 seconds East along said land now or formerly of Crocker, 52.10
feet;
THENCE North 14 degrees 51 minutes 00 feet East still along said last mentioned land, 94.00 feet to land now
or formerly of Hepburn;
THENCE South 75 degrees 57 minutes 20 seconds ERst along said land now or formerly of Hepburn, 122.00
feet to the westerly side of Fourth Avenue and the poir~ or place of BEGINNING.
BEING and intended to be the same premises as conveyed to the Grantors by deed dated April 2, 1962
recorded on April 9, 1962 in Liber 5149 Page 37 in Suffolk County Clerks office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment Of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
