WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

entitled "Map of Subdivision for Mattituck Estates Inc. , Mattituck, Town of
Southold, County of Suffolk, New York, May 5, 1965, July 19, 1965, Alden W. Young,
Professional Engineer and Land Surveyor, New York State Lic. No. 12845, Riverhead,
New York" and filed in the office of the Clerk of the County of Suffolk on
September 6, 1965 under File No. 4453, which said lot is bounded and described as
follows:

line between Lots 13 and 14 as shown on said map intersects same; running thence
southerly along said division line, South 150 13 ' 49" East 251.28 feet; running
thence South 860 26' 16" East 45.56 feet; running thence North Ola 34 , 30" East
245.00 feet to the southerly side of Azalea Road; running thence westerly along
the southerly side of Azalea Road, the following 3 courses and distances:
(1) North 88a 25' 30" West 10.00 feet; (2) along an arc of a curve bearing to the
right having a radius of 50 feet a distance of 104.72 feet; (3) along an arc of a
curve bearing to the left having a radius of 62 .41 feet a distance of 21.86 feet
to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Vincent M. Orlando
and TraceySue Orlando by deed dated July 7, 1992 and recorded in the Suffolk
County Clerk's Office on July 23, 1992 in Liber 11506 page 481.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
