WITNESSETH, that the party of the first part, in consideration ofTen Dollars nnd other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assis~ns of the party of the second part forever.
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being Village of Go~.nport, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:-
South by Froont Street, 90 feet:
East by lands formerly of P.W. Clifford, 141 feet;
North by lands formerly of Cook, 39 feet 9 inches; and
West by land now or formerly of Evelyn Jaeger, 149 feet 6 inches;
said dimensions being more or less.
BEING AND INTENDED TO, BE the same premises conveyed to the party of the first part by
deed froom Edythe P. Price dated June l l, 1987, and recorded in the Suffolk County Clerk's
Office on June 26, 1987, in Liber 10351 page 157.
RESERVING, HOWEVER, a legal life estate in the above-describ~ premises with the
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their remainderman as
follows:
TO or among any one or more members of a class consisting of the party of the first part's
descendants, in any degree, whether presently living or born hereafter, in such proportions and
amounts, without regard to equality, outright or in trust, as the party of ~ first part may
direct and appoint during their lifetime by a properly written and acknowledged instrument,
and recorded prior to death, making specific rcferen~.e to [his power of appointment. The
party of thc first part may not appoint themselves, their cstatcs, their creditors or thc creditors
of their estate, under any circumstances.
TOGETHER with all right, title and intcrest, if any, of thc party of the first part in and to any
streets and roads abutling the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of thc party of the second part forever.
AND the party of the first part covenants that thc party ofthe first part has not done or suffered
anything whereby thc said premises Imvc been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Se, ct/on 13 of thc Lien Law, covenants that
thc party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fired to be applied first for the purpose ofpaying the
cost of the improvement and will apply thc samc first to the payment of thc cost of thc
improvement before using any part of[he total of[he same for any other purpose.

requires.
