WITNESSETH, that the party of th~ first part~ in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the. second part, the heirs or successors and assigns of the party

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Incorporated Village of Creenport,. Town
of Southold, County of Suffolk and State of New York, being more particularly bounded
and described as follows:
BEGINNING at a point on the northerly side of Central Avenue where the same is
interr~cted by the easterly side of land now or formerly of Giorgi at the southwest comer
of the premises to be described herein said point being distant 550.03 feet easterly as
measured alongthe northerly side of CentraJ Avenue from the corner formed by the
intersection of the northerly side of Central Avenue with the easterly side of Carpenter
Street; RUNNING THENCE from said point or place of beginning along said land now
or formerly of Giorgi, North 14' 17' 00" West, 132.55 feet to land now or formerly of
Stifling .C..ove Co,.n~. truction Corp.;'RUNNING THENCE along said last mentioned land,
North 74 31' 30' East, 58.54 feet to land now or formerly .o.f Bowden; RUNNING
THENCE sion§ said land now or formerly of BOwden, South 14 54' 40" East, 133.80 feet
to the northerly ?~de of Central Avenue; THENCE along the northerly side of Central
Avenue, South 75 44' 2Ct' West, 60.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by
deed dated 9/29/92 from James A. Bowder~ which deed was recorded Jn the Suffolk
County Clerk's Office in Liber 11551 at page 341 on 10/7/92.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premise~ to the center lines thereof;
TOGETHER with the appurtenance~ and ali the estate and rights of the party of the first
part in and to said premises; TO HAVE AND 'i~:) HOLDthe premises herein granted
unto the party of the second part, the heirs or successors and a.~igns of the party of the
second part forever.
AND the party of the first' part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same FLrSt to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
