WITNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Incorporated Village of Greenport, Town of Southold, County of Suffolk and State of
New York, being bounded and described as follows:
BEGINNING at a point on the northeasterly side of Steding Street where same is intersected by the
southeasterly line of land now or formerly of Stroem, said parcel also being distant 965 feet plus or minus
southeasterly as measured along the northeasterly side of Sterling Street from its intersection with the
northeasterly side of Main Street;
RUNNING THENCE North 73 degrees 02 minutes 10 seconds East along the southerly line of land now or
formerly of Stroem 24.73 feet;
THENCE South 39 degrees 28 minutes 39 seconds East along a bulkhead along Sterling Basin 35.56 feet;
THENCE South 58 degrees 11 minutes 33 seconds West along said bulkhead along Sterling Basin 5.21 feet;
THENCE South 38 degrees 37 minutes 43 Seconds East along a wood bulkhead along Sterling Basin 39.68
feet to land now or formerly of Mancini;
THENCE South 69 degrees 18 minutes 10 seconds West along said land 20.60 feet to the northeasterly side
of Sterling Street;
THENCE North 37 degrees 40 minutes 30 seconds West along the northeasterly side of Sterling Street 77.45
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
2/29/68, recorded 3/6168 in Liber 6313 CP 590 and as corrected by deed dated 3/16/71, recorded 3/24/71 in
Liber 6904 CP 140 made by John E. Loilis and Georgia Liberty Lollis, his wife.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
i AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read "parties' whenever the sense of this indenture so
requires.
