the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Incorporated Village of Greenport, Town of Southold, County of Suffolk and State of
New York, being bounded and described as follows:
BEGINNING at a monument set in the southwesterly side of Steding Street at the southeasterly comer of land
now or formerly of Stroem, said point being distant 975 feet plus or minus southeasterly as measured along
the southwesterly side of Sterling Street from the corner formed by the intersection of the easterly side of Main
Street with the southwesterly side of Sterling Street;
RUNNING THENCE South 37 degrees 40 minutes 30 seconds East along the southwesterly side of Sterling
Street 79.81 feet to land now or formerly of Mancini;
THENCE South 69 degrees 18 minutes 10 seconds West along last mentioned lands 180.79 feet to land now
or formerly of Stahman;
THENCE South 74 degrees 31 minutes 00 seconds West along last mentioned lands 73.41 feet to land now or
formerly of Macken;
THENCE South 73 degrees 20 minutes 50 Seconds West along last mentioned lands 52.44 feet to land now
or formerly of Dolinar;
THENCE North 15 degrees 06 minutes 20 seconds West along last mentioned lands 84.29 feet to land now or
formerly of Stroem;
THENCE North 73 degrees 02 minutes 10 seconds East along last mentioned lands 275.27 feet to a~J/~
monument set on the southwesterly side of Sterling Street at the point or place of BEGINNING.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
2J29/68, recorded 3/6168 in Liber 6313 CP 590 and as corrected by deed dated 3116/71, recorded 3/24/71 in
Liber 6904 CP 140 made by John E. Lollis and Georgia Liberty Loilis, his wife.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;, TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will' apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
