WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of thc second part, thc heirs or successors and assigns of the party of thc second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected.
situate, lying and being in the Village of Greenport. Town of Southold, County of Suffolk,
State of New York, bounded and described as follows:-
BEGINNING at the northwest corner of Carpenter Street, running thence in a general
northerly direction in a straight line and on a continuation of the westerly line of Carpenter
Street a distance of $1.94 feet to the northeast corner of land now or formerly of Samuel Katz,
formerly of Grosvenor C. Adams;
RUNNING THENCE North 84 degrees 04 minutes 20 seconds East along land now or
formerly of Tuthill, Tillinghast, and Blanche Young, 183.70 feet to land now or formerly of
Leander Chute;
RUNNING THENCE South 02 degrees 15 minutes 40 seconds East along land last mentioned
51.87 feet to land now or formerly of Merwin l. mlen;
RUNNING THENCE South 84 degrees 01 minute 10 seconds West along land last mentioned
179.47 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE thc same premises conveyed to the party of the first part by
deed from Henry I. Latham and Jean E. Latham, his wife, dated April 15, 1955, and recorded
in the Suffolk County Clerk's Office on April 18, 1955, in Liber 3870 page 082.
RESERVING, HOWEVER, a legal life estate in the above-described premises
buildings and improvements thereon erected, in and to the party of. the first part.
with
TOGETHER with all fight, title and interest, if any, of' the party of' the first part in and to any
streets and roads abutting the above described premises to the center lines thereof'; TOGETHER
with the appurtenances and all the estate and fights of' the party of' the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of' the second
part, the heirs or successors and assigns of'the party of the second part forever.
AND the party of the first pm't covenants that the pa~y of the f'=t part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 ofthe Lien Law, covenants that
the patty of the first part will receive tho consideration for this conveyance and will hold the
right to receive such consideration as a trust fi;nd to be applied first for the purpose of paying the
¢o8t of the improvement and will apply the same first to the payment of the cost of' the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
