THIS INDENTURE, made the 28* day of March, Two Thousand Six
BETWEEN
THOMAS J. NEVILLE and CARLYN E. NEVILLE, his wife, residing at 617 Carpenter Street,
Greenpon, New York 11944,
party of the first pan, and
JOHN HICKEY, residing at 501 Hicks Street, Apt. 202, Brooklyn, New York ! 1231,
party of the second part,
wrrNESSETH, that the party of the first pan, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the Fany of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, and bounded and described as follows:
BEGINNING at a poim on the westerly side of Carpenter Street, 195.7 feet northerly from the
corner formed by the intersection of the westerly side of Carpenter Street and the northerly
side of Case Street, which point of beginning is intended to be the point of intersection of the
northerly line of thc land now of formerly of W.G. Foster and the westerly side of Carpenler
Street;
RUNNING THENCE South 84 degrees 19 minutes f0 seconds West along the land now or
formerly of W.G. Foster a distance of 66 feet:
THENCE North 6 degrees 50 minutes 20 seconds West, 33.55 feet .to land now or formerly of
Hergmeter;
THENCE North 84 degrees 09 minutes East along the said last mentioned land a distance of
65.94 feet to the westerly side of Carpenter Street;
THENCE South 6 degrees 55 minutes l0 seconds East along the westerly side of Carpenter
Street 33.75 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 6/23/1978. and recorded 6/23/1978, in the Office of the Suffolk County Clerk in
Liber 8450, Page 273.
TOGETHER with all right, title and interest, if any, of the party of the first pa~ in and to any
streets and roads abuuing the above described premises to the center lines thereof; TOGETHER
with the appurtenances and ali the estate and fights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the pasty of the first pan will receive the consideration for this conveyance and will hold the right
to receive such consideration ns a trust fund to be applied first for the puqx~e of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for nny other purpose.
The word 'party" shall be construed ns if it read "parties" whenever the sense of this indentur~ so
requires.
