HomeMy WebLinkAboutPBA-01/05/2009WORK SESSION AGENDA SOUTHOLD TOWN PLANNING BOARD Monday, January 5, 2009 4:00 p.m. Site Plans: Project name: Breeze Hill Farms SCTM#: 1000-74-1-36 Location: 31215 CR 48, Peconic, 609' west of Henry's Lane, Peconic Description: Additions and alterations to house and buildings: this proposed action is to build additions and make alterations to a two-story farm-house, convert a 1-story frame house to a farm stand, build a new farm crop storage building/barn, build an addition to a masonry building for a farm office, and build a horse barn. Status: Open Action: Accept Site Plan application, refer out and begin SEQR Attachments: Staff Report Project name: Shipman, Shamrock Tree Experts SCTM#: 1000-108-3-5.5 Location: 25 .5 feet west of Elijah's Lane, on Main Road (S.R. 25), Mattituck Description: This site plan is proposing to construct an agricultural storage building on the northern portion of SCTM#1000-108-3-5.5. The total lot size is 40,854 sq. ft. or 0.94 acres. Status: Open Action: Determine if site plan is required. Attachments: None Project name: Macari Vineyards SCTM#: 1000-121-1-1.6 Location: Bergen Ave, Mattituck Description: This site plan is proposing to construct a 72’ x 138’ agricultural storage building on the southeast portion of survey. The total lot size is 219,088 sq. ft. or 5.030 acres. Status: Open Action: Determine if site plan is required. Attachments: Survey Project name: North Fork Self Storage SCTM#: 1000-96-1-1.2 Location: 115 Commerce Drive Description: This site plan is for the construction of a 23,490 SF self storage building on a 47,166 SF parcel in the Light Industrial Zoning District located on the west side of Commerce Drive approximately 475 feet south from Corporate Road in Cutchogue. Status: New Site plan application Recommendations: Staff recommends for the Planning Board to accept the application, refer out, and begin SEQR Attachments: Staff Report Page Two. Thrift Shop SCTM#: 1000-59-3-31 Location: 2875 Horton Lane, approximately 136 feet north from the n/w corner of Horton Lane and Middle Road, Southold Description: This site plan is for a change of use of an existing 800 sq. ft. dwelling to have 500 sq. ft. of retail space and 300 sq. ft. of storage space, including a handicap ramp and associated parking on a 10,140 sq. ft. parcel in the General Business Zoning District Status: Review revised survey as per the prior Planning Board recommendation Action: Consider waiving the public hearing based on the fact the application is for a new use in an existing building and it appears it will have no adverse impact to surrounding properties. Recommend for the Planning Board to schedule the application on the 1/12/09 meeting for final approval. Attachments: Revised survey Subdivisions: Project name: Briarcliff Sod, Inc. (Conservation) SCTM#: 1000-97-10-1, 85-3-12.1 & 12.2 Location: s/s/o NYS Route 25 and the north side of Leslie's Road, Peconic Description: This proposal is for a conservation subdivision of a 24.97-acre parcel into three lots where Lot 1 equals 1.71 acres, Lot 2 equals 1.71 acres and Lot 3 equals 21.55 acres upon which the Development Rights to 21.22 acres have been sold to the County of Suffolk. Status: Conditional Sketch Approval Action: Review for Final Approval/Set Final Hearing at 1/12/09 for 2/9/09 Attachments: Staff Report Project name: Sy and Catherine Ghassemi SCTM#: 1000-31-1-p/o1 (Conservation) Location: On the north side of NYS Route 25, approximately 831 feet west of Rocky Point Road, in East Marion. Description: This proposal is for a Conservation Subdivision to subdivide 31.0137 acres into four lots where Lot 1 equals 25.7355 acres, upon which the Development Rights are proposed to be sold to Suffolk County, Lot 2 equals 2.379 acres, Lot 3 equals 2.6488 acres and Lot 4 equals 1 acre, in the R-80 Zoning District. January 5, 2009 Project name: Chase Bank, Mattituck SCTM#: 1000-143-3-33.2 Location: 10300 NYS Route 25, Mattituck Description: This proposal is to subdivide a 112,647 sq. ft. parcel into two Lots where Lot 1 equals 52,209.54 sq. ft. in the B Zoning District and Lot 2 equals 60,529.61 sq. ft. in the R-40 Zoning District. Status: SEQR process began to establish the Planning Board as Lead agency. Applicant is waiting for Sketch approval but first proposed access needs to be determined to continue review. Action: Review engineer comments regarding access and proposed revisions with the applicant. Consider accepting the application for review, request revisions and begin referral process for conditional sketch approval.
