erected, situate, lying and being in the Village of Greenport, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of 2nd Street at the northeasterly comer of the
premises herein described and the southeasterly corner of land now or formerly of Joseph and
Maureen Kit; said point also being distant southerly 206.88 feet from the corner formed by the
intersection of the southerly side of North Street and the westerly side of 2" Street;
RUNNING THENCE South 06 degrees 47 minutes 00 seconds East, along the westerly side of
2~d Street, 50.61 feet to land now or formerly of Julia L. English;
THENCE South 83 degrees 16 minutes 30 seconds West, along said land pow or formerly of
Julia L. English, 148.00 feet to land now or formerly of Lisene Belli & Joann Morell;
THENCE North 06 degrees 47 minutes 10 seconds West, along said land now or formerly of
Lisettc Belli & Joann Morrell, 50.60 feet to land now or formerly of Joseph & Maureen Kit;
THENCE North 83 degrees 16 minutes 20 seconds East, along said land now or formerly of
Joseph & Maureen Kit, 148.00 feet to the westerly side of 2" Street and the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 7/5/90 and recorded 7/5/90, in the Office of the Suffolk County Clerk in Liber
11097, Page 490.
TOGETHER with all right, title and interest, if a~y-,-.0f the party of the first part in and to any
streets and roads abutting the above described premises't~ the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of thc party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party ofthe second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffes~t
anything whereby thc said premises have been encumbered in any way whatever, except as
aforesaid.
AND thc party ofthe first part, in compliance with Section 13 of thc Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose ofpaying the
cost of the improvement and will apply the same first to the payment of the cost of thc
improvement before usinl~ any part of the total o['the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
