by the party of Ihe second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party ofthe second part forever,
ALL that certain plot, i~iece or parcel of land, with the buildings and improvements thereon erected, situate, lying'
and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded ani:l '

BEGINNING at a point on the easterly line of Third Street, 211.12 feet northerly along said easterly line from
Center Street; from said point of beginning running along said easterly line North 6 degrees 50 minutes 00 seconds
West, 47.40 feet; thence along land now or formerly of Jones, three courses: (1)North 84 degrees 06 minutes 30
seconds East, 106.50 feet; thence (2) South 6 degrees 50 minutes 00 seconds East, 47.40 feet; thence (3) South 84
degrees 06 minutes 30 seconds West, 106.50 feet to the point of BEGINNING.
TOGETHER with a right of egress and ingress in common with Constance Jones Pace and Rebecca Jones Amaker,
their heirs and assigns, over a right-of-way 10.5 feet in width, the southerly boundary of which is a course North 84
degrees 06 minutes 30 seconds East, beginning at a point in the easterly line of Third Street, 200.62 feet northerly
from the intersection of said easterly line of Third Street and the northerly line of Center Street. Said right-of-way
being 106.50 feet in length.
SUBJECT TO any state of facts an accurate survey might show, and covenants, restrictions, easements, agreements,
reservations, and zoning regulations of record, if any.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated December
2, 1977, and recorded in the Office of the Clerk of the County of Suffolk on December 14, 1977 in Liber 8359 page
365.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights ofthe party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second parr, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the fight to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party ofthe first part covenants as follows: that said'party ofthe first part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
.~remises; that the said Premises are free from incumbrances, except as aforesaid; that the party of the first part will
