All that certain plot, piece or parcel of land with the buildings and improvements thereon erected situate, lying and
being in the Incorporated Village of Greenport, Town of Southold, County of Suffolk and State of New York, known

the office of the Clerk of the COunty of Suffolk on June 20, 1982 as Map No. 469 said part of lot being bounded and
described as follows:
BEGINNING at the intersection of the westerly side of Kaplan Avenue with the northerly side of Madison
Avenue North 75° 57' 20" West 51.12 feet to the westerly line of Lot No~ 7 and land of Kaplan;
THENCE North 14° 19' 40" East 126.50 feet to other land now or formerly o~'~'%~-~'
THENCE South 75° 57' 20" East 50.16 feet to the westerly side of Kaplan Avenue;
THI~NCE along the westerly side of Kaplan Avenue South 13° 54' 00" West 126.50 feet to the point or place
of BEGINNING.
BEING and intended to be the same parcel acquired by deed dated 3/26/01, recorded by the Clerk of the
County of Suffolk on 5/17/01 in Liber 12118 cp. 881.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
