WITNESSETH, that the party of the tim part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and ~lease unto the patty of
the second pa~, the heirs or successors and assigns of thc party of the second pan forever,
ALL that certain plot, piece or parcel of land, with th~ buildings and improvenmnt~ thereon
erected, situate, lying and being in the Village of Greenport, Town of Southoid, County of
Suffolk and State of New York, known and designated on a certain map entitled 'Mnp of
Sterling Manor, property of John A. Monseil", filed in the office of the Clerk of Suffolk
county, New York, June 1873, and numbered $3, and by Lot Number 93 together with a
described parcel adjoining said lot and part of lot on the east which lot, part of lot and
described parcel taken together are bounded and described as follOWs:
BEGINNING at the corner formed by the intersection of the northerl~ side of Manor Place and
the easterly side of Atlantic Avenue;
RUNNING THENCE North 17 degrees 35 minutes 00 seconds West, 110.00 feet along the
easterly side of Atlantic Avenue to the southerly line of land now or formerly of William R.
THENCE North 72 degrees 26 minutes 20 seconds East, 156.80 feet along the southerly line
of said land to a point;
THENCE South 13 degrees 21 minutes 10 seconds East, 0.72 feet;
THENCE South 63 de$'ees 50 minutes 30 seconds West, 16.64 feet to a tie line;
THENCE South 27 degrees 39 minutes 40 seconds East, 106.50 feet along said tie line;
THENCE North 75 degrees 46 minutes 0S seconds East, 4.00 feet;
· . THENCE Sotlth 16 degrees 10 minutes 40 seconds East, 1.71 feet to the northwesterly side of
Manor Place;
THENCE South 72 degrees 26 minutes 20 seconds West, 162.95 feet along the northwesterly
side of Manor Place to the easterly side of Atlantic Avenue at the point or place of
BEGINNING.
TOGETHER with all the rislit, title and interest of the party of the first part of, in and to the
land under the waters of Sterling Creek and adjoining the said premises on the east, including
ali the right, title and interest of the party of the tim part of, in and to a certain Patent from
the State of New York recorded in Book of Patents #42 at Page 677.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 10/6/52, and recorded 10/9/52, in the Office of the Suffolk County Clerk in tiber
8419, Page 348.
TOGETHER with all fight, title and interest, if any, of the party of the first paff in and to any
streets and roads abutting the above described premises to the center lines then~f; TOGETHER
with the appurtenances and all thc estate and rights of the party of the flint part in and to said
premises; TO HAVE AND TO HOLD the premises herein punted unto the party of the second
pan, the heiTM or successors and assigns of thc party of the second part forever.
AND the party of the first part covenants that the party of the flint part has not done or suffered
anything whereby the said premises have been encumbered in any Way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lira Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied lust for the puqx~se of paying the cost
of the improvement and will apply the same first to the payment of the cost of the impmveruent
before using any part of the total of the same for any other purix)se.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so
requires.
