BEGINNING at a point on the easterly line of Bay Avenue about 1950 feet southerly
along said easterly line from the Main Road, said point being 0.54 of a foot
westerly from a monument and being the southwesterly corner of land of Lappe &
Mohrmann, formerly Adam Doroski; thence from said point of beginning running
along said land of Lappe & Mohrmann, formerly Adam Doroski, and passing through
said monument North 79 degrees 51 minutes East 213.78 feet to a monument; thence
along land of Harold Price South 6 degrees 12 minutes 30 seconds East 92.0 feet
to n monument; thpncp along land of Kassnpr, formerly Ralph B. Tyl,pr, Smith
83 degrees 12 minutes, West 221.37 feet to a monument set on said easterly line
of Bay Avenue; thence along said easterly line of Bay Avenue, North 0 degrees
24 minutes 10 seconds West 80.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated February 23, 1977 and recorded in the Suffolk County Clerkts Office
on March 1 , 1997 in Liber 8198 at Page 31 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above desc;ibed premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
