WlTNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the patty of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the incorporated Village of Greenport, Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 61 and part of lot number 62 on a certain map entitled, 'Map of
Washington Heights', which map is made by Otto W. Van Tuyl and filed in the Office of the Clerk of Suffolk
County on December 29, 1927 as Map No. 651; which said lot and part of lot when taken together are more
particularly bounded and described as follows:
BEGINNING at a monument on the southerly side of Washington Avenue distant westerly 417.16 feet from the
comer formed by the intersection of the westerly side of Main Street, S.R. 25 and the southerly side of
Washington Avenue;
RUNNING THENCE South 02 degrees 23 minutes 10 seconds East, 134.25 feet to a monument;
THENCE South 87 degrees 17 minutes 40 seconds West, 65.00 feet;
THENCE North 02 degrees 23 minutes 10 seconds West, 134.62 feet to the southerly side of Washington
Avenue;
THENCE North 87 degrees 36 minutes 50 seconds East along the southerly side of Washington Avenue, 65
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Mary
Andrade, as surviving tenant by the entirety, dated 911/93 and recorded in the Suffolk County Clerk's Office on
116194 in Liber 11658 at Page 920.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, COvenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read 'parties' whenever the sense of this indenture so
requires.
